10 tips för bostadssökande unga och studenter (also in English)

I tider som dessa kan det kännas hopplöst att hitta en bostad. Här är 10 tips som hjälper dig att finna möjligheterna. (Uppdaterat efter att ny lag trätt i kraft 2013-02-01)

In times like thesse it may feel impossible to find an apartment. Here are 10 good advices that will optimize your possibilities. Updated after new law came into force 2013-02-01. The law affects subletting.

1. Leta upp de bostadsförmedlingar som finns!
Du kan kolla upp vilka som finns på Sveriges bästa bostadssökarsite – gå in på www.jagvillhabostad.nu och klicka på Leta bostad. Ställ dig i förmedlingar som finns, kommunens bostadsförmedling, studentbostadsköer och annat. Här är uthyrning (oftast) laglig och hyran vit. Se till att vara aktiv – tiden går fort och du kan få en bostad snabbare än du tror, värt att kolla upp är om de använder sig av först-till-kvarn-metoden.

2. Sök upp privata fastighetsägare.
En del värdar har också en förmedling på deras egen hemsida eller använder inte de eventuella förmedlingarna. Ring, mejla och skicka brev! Fullständig förteckning över fastighetsägare i Stockholm, Fastighetskalendern, finns att köpa eller låna på biblioteket. För andra städer finns betaltjänster på exempelvis lagenhet.se. 3. Sök efter andrahandskontrakt på nätet.
Det kan gå snabbt att få ett andrahandskontrakt och kraven är oftast inte lika höga som för ett förstahandskontrakt. Det gäller dock att vara försiktig och veta dina rättigheter! Du riskerar att åka på ett osäkert eller olagligt kontrakt med ockerhyra. Om det är kris, ta den där dyra lägenheten. Om det är en hyresrätt kan du göra en anmälan till hyresnämnden i efterhand och få tillbaka pengarna, men tänk på att spara all dokumentation. Att hyra i andrahand i bostadsrätt och ägenderätt (lägenheter och villor) har ett högre hyrestak och ger ingen rätt att få hyran återbetald efteråt. Så se upp med vilken boendeform bostaden har!

4. Sök bostad en bit utanför stadskärnan.
Ta reda på hur kommunikationer fungerar, speciellt på kvällar och helger. Kanske går pendeln, tåget eller bussen raka vägen till jobbet, skolan, flickvännen eller bästisen. Åk själv ut till olika förorter för att bilda dig en egen uppfattning. Det är oftast lättare att hitta en lägenhet längre ut från stan. Hyran kan också vara lägre.

5. Sök boende tillsammans.
Genom att söka bostad tillsammans med andra får ni fler valmöjligheter, både vad gäller storlek och betalningsvilja. Det kan ibland vara lättare att hitta en fyra än en etta. Ofta står bara en person på kontraktet, vilket kan leda till problem om någon av kompisarna är sen med hyran, eller plötsligt måste flytta. Ett tips är att skriva ett kontrakt om uppsägningstid gentemot varandra. Eller kolla om hyresvärden använder sig av “kompiskontrakt”.

6. Sprid till så många som möjligt att du söker bostad.
Använd ditt egna kontaktnät, mejla olika mejlinglistor, sprid det på facebook och twitter, be att få ordet en stund vid uppropet och prata med alla du känner. Man vet aldrig när något kan dyka upp.

7. Annonsera själv.
Använd lapp och tejptekniken, den är billig. Många, framför allt studenter, vill hyra ut i andra hand när de reser utomlands, pluggar eller jobbar på annan ort. Men var försiktig – betala aldrig i förväg och gå aldrig och titta på en lägenhet ensam, det finns många som vill utnyttja desperata bostadssökande. Hör efter hos din studentkår eller hos ditt lärosäte – ibland har de tillgång till egna bostäder eller vet var du kan söka vidare. Håll koll på anslagstavlan hos din institution.

8. Ha alltid dina papper redo.
Din blivande hyresvärd vill ofta se en massa papper – se till att ha dem redo för att inte missa chansen. Det gäller oftast personbevis, anställningsintyg, referenser, inkomst, bankutdrag, antagningsbevis om du ska börja plugga med mera. Kanske kan du fixa en borgensman eller liknande back-up om du misstänker att dina papper ser halvbra ut.

9. Kolla upp hyresgarantier och bostadsbidrag.
Hyresgarantier är en möjlighet, som dock inte alla kommuner använder sig av, men som kan hjälpa dig att få ett hyreskontrakt om du till exempel bara har en tillfällig anställning. Kontakta din kommun och hör dig för om möjligheterna. Läs mer om hyresgarantier här.

10. Ge inte upp!

1. Find the existing housing exchange agencies
You can check out what housing exchange agencies there are in your city on Sweden’s best flat hunting site – www.jagvillhabostad.nu, click on “Leta bostad“. Register at the existing housing exchange agencies, the municipal housing exchange agencies, the municipal housing companies exchange agencies, student housing agencies and more. These agencies convey only legal contracts. Be active in your flat hunting, time flies and you can get a flat faster than you think, it’s worth checking up on if they practice “first come, first served”. To register at the housing exchange agencies is an investment in your future!

2. Find private housing agencies and landlords
Some private landlords have their own agency at their website or does not use the larger housing agencies. Call, email or send them a letter! You can find a list of landlords on www.jagvillhabostad.nu.

3. Look for sublets on the web
To get a sublet contract can be quicker and the demands are not as high as for a first hand lease. However you need to be careful and know your rights! You risk end up with a doubtful or illegal contract with too high rent. If you are in an emergency, sign up for that expensive apartment. If it is a tenancy – a rented apartment, you may file a complaint to the Regional Rent Tribunal and get the money back, but remember to save all documentation. To sublet (house or apartment) a condominium or directly from a homeowner, legally gives a higher maximum rent and no right to have high rent refunded afterwards. So make sure you know what kind of housing you are trying to rent!

4. Look for housing outside the inner city
Check out how the public transport works, especially evenings and weekends. Maybe the commuter train, the regional train or the bus connects direct to university, your job, girlfriend or best friend? Take a trip to different suburbs to get your own opinion. It is often easier to get a flat outside of the city centre.

5. Look for housing together
By joining forces and looking for housing together you can get more possible options, both in terms of size and ability to pay a higher rent. Sometimes it’s easier to find a four-room flat than a studio. Often only one person is allowed to sign the contract, something that can create difficulties if someone is late with paying rent or if someone suddenly has to move. It’s wise to sign a common contract concerning term of notice. You can also check out if the landlord offer “buddy contracts” (kompiskontrakt).

6. Tell everyone you know that you are flat hunting
Use your own social network, email different mailing-lists, spread the word on facebook and twitter, advertise your flat hunting at the roll call in class and talk to everyone you know. You never know where a vacant flat might come up!

7. Advertise you flat hunting

Use notes and sellotape, it’s a cheap method! Many people, especially students, want to sublet their apartment while traveling abroad, studying or working elsewhere. But be careful – never pay in advance and never go and look at an apartment alone, there are many who want to take advantage of desperate home seekers. Check with your student union or at your university – sometimes they have access to, own dwellings or know where you can look. Keep checking the notice board at your department!

8. Always have your papers ready
Your future landlord often want to see a lot of paper work, make sure to have them ready so you don’t miss the opportunity. It’s often a valid identification or birth certificate, certificate of employment, references, income verification (for example Plan of Incoming Payments from CSN), notification of admission from your university. Maybe you can arrange a guarantor (borgensman) or other back up if you have reason to believe that you papers will not get you very far.

9. Check if your municipality provides Credit Guarantee Programs
Credit Guarantee Programs is one option, however not many municipalities provides it. A Credit Guarantee Programme means that the municipality stands surety for you if you are employed by the hour for instance. Contact your municipal authority to find out more.

10. Don’t give up!
